Hol legyen a következő vidéki kurzus helyszíne?

Amikor Az ingatlanközvetítés mindennapos gyakorlata kurzus vidéki előadásainak helyszínén kerestem, mindig a saját logikámat követtem. Most azonban szeretném, ha a 2011. februári helyszínt, és a témát is közösen határoznánk meg.

Kérlek téged, hogy küld el nekem annak a településnek a nevét, ahol szívesen részt vennél, vagy részt vennétek a kurzus előadásnapján. A helyszín mellett a témát is jelöld meg, amihez egy kis segítséget szeretnék most nyújtani.

b. Az ingatlaneladás titkai, avagy a telefonos kiajánlástól, az adásvételi szerződősig.

Kassai Viktor megmondta a tutit

Kedves INGATLAN KRÓNIKA OLVASÓK!

Mikor a neten böngésztem ingatlanos cikkek után kutatva, találtam egy cikket az ingatlanbefektetes.hu oldalon. A riport Kassai Viktorral készült,aki "a legmagasabban jegyzett magyar játékvezető, a nemzetközi futballban edződő sípmester - aki a pekingi olimpián döntőt, a dél-afrikai világbajnokságon pedig a spanyol-német elődöntőt fújhatta -". 

A cikkben a játékvezető "nagy mester" egy nagy igazságot mondott, amikor az ingatlanpiaccal való kapcsolatáról kérdezték. Ezt szeretném hallani én is minden ügyféltől:

".........amikor az előző kislakást eladtam, akkor én is foglalkoztam a kérdéssel minimális szinten, amennyire egy laikus foglalkozhat ilyesmivel. Azt azért kiemelném, hogy egy ingatlanos szakember segítségével sikerült eladni az előző lakásomat. Nem árt, ha az ember valaki olyantól kér segítséget, aki ért is hozzá. Egy kicsit többe kerül majd a tranzakció, de legalább nagyobb sikerrel kecsegtet."

Láthatod te is, hogy az ügyfelek számára mennyire fontos, hogy egy jól képzett, felkészült szakemberrel tudjanak együttműködni. Ezért akár még kicsit többet is hajlandók fizetni.  Mind ezért cserébe nekünk is be kell fektetni a saját képzésünkbe.

Én február 5.-én kezdek egy két éves sulit. Nem olcsó mulatság (majdnem félmillió forint), de tudom, hogy többszörösen meg fog térülni a befektetett összeg. A szellemi tőkét senki nem veheti el tőled. Gyere el te is, a 2011. január 29.-én, a szombaton megrendezésre kerülő kurzusunkra.

Mivel most kisebb létszámmal szervezem az eseményt, sokkal interaktívabb  előadásra kell számítani, gyakorlati elemekkel megtűzdelve, ahol személyre szabott problémamegoldást kap mindenki.

Annak, aki már regisztrált erre a "meglepő és mulatságos" eseményre, egy szolgálati közlemény: A vendégelőadónkkal beszéltem éppen tegnap, akitől kérdeztem most vajon milyen meglepetéssel készül? 

Azt mondta, hogy fantasztikus közös munkára számítson minden résztvevő, mert senki sem úszhatja meg, hogy saját elakadásával szembenézzen. Most hagyjuk házon kívül a megjelenési és viselkedési konvenciókat, és úgy jöjjön mindenki amiben teljesen jól és lazán érzi magát. Ja és persze az a bizonyos Lovász módszer sem maradhat ki ebből a délutánból sem.  

Felejthetetlen élményben lesz része mindenkinek, ezt garantálhatom.

Tudtad, hogy a piacképes ingatlanokból álló kínálat, és az erősen motivált megbízók tábora, még nem elég ahhoz, hogy eredményesen zárjuk a hónapot. Ezzel már egy hatalmas lépést tettél a sikereid felé, de a neheze még most következik. Szó szerint most következik az a szakasz, amikor forintokra tudod, sőt kell váltanod az eddig befektetett idődet, energiáidat, és visszakapni „kamatosan" a pénzedet.

Eddig a készletek feltöltésén dolgoztál. Rengeteg telefon, időpont egyeztetés, helyszíni szemle és persze tárgyalás a szolgáltatásod értékesítésének érdekében. Kiadás, kiadás, kiadás! Akarom mondani, befektetés, befektetés, befektetés. De bárhogyan is nézzük, a te zsebedből kerül megelőlegezésre az eladáshoz szükséges feltételek megteremtése.

Komoly összegekért hirdeted az ingatlant, több órányi telefonos egyeztetéseket, tárgyalásokat bonyolítasz, rendszeresen jársz ki a helyszínre a potenciális érdeklődőkkel. Mindezek mellett a megtérülés, és persze a plusz nyereség megteremtése teljesen bizonytalan: Tetszeni fog az érdeklődőnek? Lesz rá elég pénze? Az eladó kellő rugalmasságot mutat majd az alku során? Mi lesz, ha valamelyikük az utolsó pillanatban gondolja meg magát?

Ezt a bizonytalanságot sokan úgy próbálják meg kezelni, hogy minden ügyfélben keresik a potenciális vevőt. Próbálnak mindenkivel üzletet kötni, mert hát ugye nem tudni kiből lesz majd a nagybetűs vevő. Ez az állapot viszont nagyon rövid ideig tartható fenn. Az ilyen módszerek alkalmazása előbb-utóbb feldarálja az embert, ráadásul az eredmények is elmaradnak. A mindennapi munka nem fog szólni semmi másról, mint a folyamatos tűzoltásról.

A mostani helyzetben viszont nem engedheted meg azt a luxust, hogy a körülmények irányítsák az eredményeidet. Neked kell a kezedben tartani a gyeplőt, és meghatározni merre akarsz tovább haladni. Eddig is fontos volt a tudatos munka, de most hatványozottan magas a szerepe. A piac folyamatosan változik és átalakul, mozog, mint egy élő szervezet. Ezt a változást neked is követned kell, de csak akkor leszel erre képes, ha tudatosul benned mi volt az a momentum, ami eladáshoz vezetett, és min kell változtatni későbbiekben.

Mi a megoldás?

A helyzet az, hogy nem létezik jó vagy rossz válasz. Az egyetlen igazság az, hogy mindegyik ugyan olyan fontos,de csak akkor működő képesek, ha TE jól tudod működtetni ezeket a területeket, és tudod, hogy miből, mennyit kell felhasználnod, mikor egy feladathelyzetbe találod magadat.

Munka, család (párkapcsolat) és saját személyed! Ez a hármas egység egymásra óhatatlanul hatást gyakorol! Ha nincs meg az egyensúly, ha nem tudod jól működtetni az egyes részeket, akkor a hármas egység egyetlen egy területe sem fog jól működni.
